Most important part of land-lording, screening your tenants!

BP nation isn't shy about screening tenants.  But sometimes, as the landlord you find yourself eager to fill that vacancy quickly and risk ruining your ROI by not properly screening your applicants.  

Landlording is not for the faint of heart, especially when holding unoccupied property.  During holding, that next tenant is highly anticipated.  

When dealing with prospects, I sometimes feel that a security deposit is a good faith promise that they will they respect my asset and return it in the same condition.  But, the deposit is often already mentally written off by bad tenants who know they will be writing on the walls, taping posters up posters and papers, getting into drunken fights, kicking down doors, smashing out windows, and leaving nasty garbage everywhere... 

Are you considering upping your Security Deposit?  I know I am!  

So, what have I learned from this?  Never pass up an opportunity to find humor in life's learning lessons.  I know I learned a few, and maybe, just maybe, those deadbeats will too!

10. They attend Community College

9.  They wear tapered jeans

8.  Their FackBook page lists smoking pot as an achievement 

7.  They refuse to show you their pet, but describe it as a 'lovable mix'

6.  They forgot to bring proper ID & a completed rental application

5.  5 people come to look, but only 3 want to sign a lease

4.  They throw their cigarette butt into the front lawn as they exit their car

3.  When you show them the bathroom they puke in the toilet

2.  They check the fridge door for beer
