Patience is key for Denver real estate deals

Patience - Infinite patience 🙇🏻‍♂️🙇🏻‍♂️🙇🏻‍♂️ is required if you want to do GREAT deals. Everyone in real estate says you make your money on the BUY, and in order to get a property @ the right number to make money on the backend you have to have patience.

We recently closed on this 6 unit in a great Denver neighborhood from a lady who initially wanted 950k. We initially offered 825k just to feel her out, and she didn’t even come back with a counter.

Instead of trying to continue to increase our number and force the deal through, I told the broker to call me when she was ready to sell @ a realistic number.

Months passed and nothing happened.

Finally in October the broker called and said she fed up with the property and wanted to close before the end of the year.

We tied it up around 880k, did our inspection, ended up @ 850k and closed last week!!
