Reasons why you would invest in mobile homes

The reasons I invest in mobile homes are long, here is a good list to name a few 

1- cost of getting started is low compared to other forms of investing 
2-cost to rehab the homes is low compared to other types of property
3- competition is lower compared to other types of investments
4- most people that sell MH'S are motivated to leave because of lot rent so you can get a better deal.
5-selling a mobile home is very simple due to the demand for affordable housing
6-finding deals just requires driving the parks and talking to park owners/managers 
7-locating the repair materials is easy, you just need to find a MH supply dealer in your area
8-MH'S are very simple to rehab because they are mostly made of the same materials
9-I like buying MH'S in parks because of other people being close by to keep an eye on things for you 
10-very low taxes, this is why the states and counties do not want MH'S because they can't tax you to death 
11-you can hookup to your investment and move it to another park if needed, try doing this with a conventional SFH
12-the building inspectors do NOT tend to drive around in mobile home parks since its private property
13-the more of the tenants you interact with in the parks the more homes you could buy
14-no wells or septics to deal with since thats usually up to the park owners
15-no title closings as with conventional homes since they are treated like cars
