Why You Should Choose a Real Estate Agent Over Selling on Your Own?

Over the last few weeks, our clients have asked a common question while dealing with us. The question was: Why should I choose a Real Estate agent over directly selling my house?

Although the clients were satisfied with the answers we gave them during the consultation, I thought it was essential to create a repository of explanations on why choosing a real estate agent is always better. Here are my two cents on the subject:

The number of houses sold in the U.S. has steadily risen since 2011, except for 2014 and 2018. In 2021, the United States sold over 6.1 million homes. This number is the highest in the recent history of the country’s real estate market. Experts expect this trend to dip slightly in 2022 and regain its course in subsequent years.

Apart from the record sales, 2021 also saw houses take the shortest time to sell. One factor contributing to this trend is low housing inventory, resulting from the 2020 pandemic. However, the same is still evident as the demand exceeds the supply, making it a seller’s market.

But even as things look favorable for sellers, you’ll still need to meet various thresholds to get a buyer. Therefore, most home sellers prefer using a real estate agent over the for-sale-by-owner (FSBO) option.

So, what are the benefits of hiring a real estate agent rather than selling a home on your own?

1. Superior Negotiation Skills

As a seller, you always want to get the best deal for your house. But the buyer also has a similar objective. This is where the negotiation skills of both parties come into play. Of course, you can handle the task, but hiring someone experienced in this field is usually best.

An excellent real estate agent can identify a serious buyer and guide you to offers with great potential. As such, you won’t waste time receiving calls and bargaining with less motivated shoppers.

You should always hire a local agent because they know your local market. Knowledge and understanding of the selling process allow them to recommend appropriate counteroffers. Ultimately, you’ll get the best deal based on the value of your house and the current market performance.

2. Keeps Emotions Out of Selling Your Home

The emotional connection you have with your home can cloud your judgment. For example, if you’ve stayed in a house for decades, selling it will feel like many years of memories are being taken away. As a result, you may overprice your home because the value will depend on your feelings rather than the actual value.

A real estate agent, on the other hand, isn’t driven by emotions. Instead, they use their experience in the market and the current economic environment to determine the value of your property and formulate an appropriate asking price. Then, your agent helps during the negotiation process.

3. Agents Have an Extensive Network of Prospects

Although you’ll avoid agent fees, selling your house by FSBO may not give your property the exposure you need. It’s always essential to have a vast network of potential buyers for you to get the best offers. Otherwise, you’ll receive limited offers, and the selling process can take longer.

A seller’s agent has an established personal and professional contact list that can include companies, individual clients, and buyer’s agents. So, they’ll likely get many offers immediately after listing your home. They can also contact buyers looking for a house in your local market. As such, your home may be sold within a few days and at a reasonable price.

4. Agents Make Your Home Worth Buying

Real estate agents work to show your home to prospective sellers to get the highest price. It’s crucial, therefore, to ensure that the property is in good shape before listing. Remember, buyers will assess the design and quality of the home before making an offer.

Your agent can help you identify areas to improve the home before listing the property by recommending the most important things to focus on in your home improvement project. As such, you’ll have a house that shows well without spending more money than is unnecessary for repairs.

Traversing the unpredictable path of FSBO can be devastating, especially if you’re a first-time seller. A real estate agent, however, understands the industry and has a vast network of potential buyers. Hence, they’ll use their skills, knowledge, and resources to help streamline the selling process. As a result, you’re likely to get a serious buyer within a few days and sell your home at the best price.

  1. Real Estate is driven by the supply to demand ratio. At the end of the day, for better or worse, your property is worth what someone will pay for it. This is why you want to hire a professional real estate agent rather than sell it on your own.  Just like how e-commerce businesses will choose to list their products on Amazon over relying on FB marketplace, you will get more for your property when more people see it and bid on it. The number of viewers that will see your listing as a FSBO v. on the MLS is a similar difference to selling on FB marketplace vs. Amazon.  

    Of course, with any generalization there are exceptions and outliers, but what I see too often are investors choosing "discount agents" that don't even invest in real estate to sell some of their greatest assets.  The small 1% discount they saved upfront ends up being overshadowed by thousands and even tens of thousands left on the table due to this between negotiation, marketing strategy, and understanding the financing side of investment property.
