Working with Investors - The Realtor's Side

    I work with a couple of different investors here Edmond and Oklahoma City.  They can be a good source of continued deals, but also can be a lot of work.  Many times investors need to look at mulitiple properties, and need a lot of research done in relation to those properties, as I'm sure most of you reading my blog already know. 

    I know that sometimes the excitement of finding a new deal can be overwhelming.  The key is to not get too excited or emotionally attached.  Sometimes the value an investor friendly Realtor provides is talking the investor out of a deal.  I know that this is hard to do for some Realtors, but protecting your client's interest should be the primary goal.  In the short term, you might miss out on that quick sale, but when they want to sell the property, the problem arises.  By doing your due diligence in the beginning, you provide your investor with more options for exit.  Whether they are going to rehab and flip, or buy and hold, it is of the utmost importance to make sure your numbers work in the beginning.

  1. One of the guys I'm currently doing a lot of work with right now is a buy and hold guy. He wants to rent out for a while, and unload later on. I started out on a team where I worked strictly with buyers, so my direct relationship with the seling side is fairly new.


  2. Zach do you operate on the selling of incoming inventory to investors or sell their existing inventory? I have seen pros and cons to both in my experience working with realtors.
