

Marketing update - Newest mailing and some updates
I have been a little busy so I am a little behind in my updates.
Among other things doing an interview on the BiggerPockets Podcast this week has kept me on my toes! :)
Anyway I sent out another 540 Postcards on 11/4 (5 days ago as I write this). No more calls so seems like this batch (seen below) was another total dud!
(You know you love the pictures! :) )
For those keeping track at home I have now sent 3,030 pieces and have still had a total of ONE phone call from a guy asking to be taken off the list.
These results are mind numbingly bad!
I have come to the conclusion that this piece is just not very good and will not use it, or any Band-Aid variation of it, once the current ones are done. As I mentioned in my last update that I have purchased 6,000 Yellow Postcards and 6,000 Zip Letters that I will use in the follow-ups to these abysmal 1st mailings.
I have not actually designed the ones I will use yet so I have to actually get on that since the first batch of things I sent was just about a month ago so I do need to start thinking about the first follow up on some of these!

Some other updates:
I have gotten a few inquiries on Craigslist ads I've posted. A couple of garbage sellers but mostly wholesalers. While not the target I am aiming for I'm fine getting on their buyers lists if they actually have a deal to send me.
No real calls off my car magnets but I did get contacted by another local rehabber that saw them and lives in my neighborhood. We have had an interesting email conversation and I have picked up a couple of pointers and think I have made a nice contact. Again not the main aim but not a bad thing.
Doing more networking on BP has gotten some tangible rewards! I have met some people working near my buy and hold market in PA and have made some good contractor contacts. I also was invited to join a private Facebook Group of investors in that area and already picked up 3 solid leads on new places.
Locally I have met some new wholesalers on here and have gotten on the top of their lists since I took the time to give them advice and guidance getting started. Moral of this story is be active on the forums, offer advice freely and form a bond with all your local BPers (Like become colleagues and start a conversation with the PM system) and you can really help your network.

While I would not have expected that kind of call rate off a post card I did figure, on my much bigger output that I would have gotten roughly that many calls in a similar distribution. It is pretty amazing my postcard is so bad it isn't even pissing people off. :)

I find your numbers to be numbing as well. I have sent out less than 300 YL to absentee owners in one local community and have had 28 return calls. 25 want to know why I am sending the letters and 1 wants to put me in jail and 2 wanted to sell but want to much money.
