Tips for Buying a Newly Built Lake Havasu City Home

Newly built homes in Lake Havasu City, Arizona are regaining popularity and they are more affordable than past years.  Homebuilders are using open floor plans which are more desirable and they're helping buyers get these new homes despite the credit crunch. 

When buying a newly built home, it's important to be fully informed and educated about the home purchase. Therefore, I have some important tips that will help you ensure a successful outcome. 

* Choosing the Right Realtor®

It is important to choose the right Realtor® when purchasing a newly built home.  You should look for an agent that has connections with local Lake Havasu City home builders and one that is also a buyer's agent.  This type of agent will know exactly how to negotiate on your behalf and save you money. 

* Research the Builder

As a new home buyer of a newly built home, you should do your research about the builder you will be using.  Bad experience with builders spread rapidly throughout a community, so you won't have that much trouble getting the information you need.  You can also look for lawsuits or complaints through public records.  Also, be sure to talk to neighbors.

* Assess the Seller's Lender

Many builders prefer their own lender so they can be kept fully informed of your progress on the home purchase.  It's convenient one-stop shopping for builders.  However, you should look around at other lenders for better deals before settling with your builder's lender.

* Hire a Professional Home Inspector

Because it is a new home, many buyers skip this important step since most new homes come with a one year warranty.  And, many new home buyers believe they will find any flaws during that 12 months on their own.  However, it is important to note that many problems won't appear until months or years after your warranty has expired.
