Seeking Legal Advice When Selling or Buying an Auckland Apartment

Is it necessary for anyone who is planning to buy or sell an Auckland apartment to seek out the legal advice of lawyers?

The answer is an absolute “Yes!” Whether you’re looking for a legal advice from a lawyer or an advice from your accountant regarding your transactions, it will be to your advantage if you receive a timely and credible advice from these professionals. Actually, there are several contracts that you’ll be encountering in any of your transactions.

Contracts like Listing and Seller/Purchaser Agreements are some of the most common contracts in these transactions. However, a lot of real estate agents forget about their significance to the purchaser and vendor. They tend to focus more on what they’re trying to achieve – to sell the apartment and get their commission. That’s why it’s essential for a purchaser or a vendor to always seek a legal advice from their lawyers.

If you feel uncomfortable with any of these contracts, you can pass it on to your lawyer. Ask them for their professional opinion regarding the matter and they will tell you if there are things that need to be revised on the contract. Now, there are a couple of things that vendors aren’t aware of when they’re selling their Auckland apartment. Usually, there are purchasers who will lure you into a ploy by saying. “This purchase is conditional on my solicitor’s approval.”

To protect yourself, you can include that in your agreement, so when you countersign you can go by saying, “This is conditional on my solicitor approving the formal content of this contract.” This will give you a win-win situation over your transaction, because it only means that you can sign the contract and know that you feel comfortable and at ease with all its contents, and you’re not missing something at all.

Lastly, selling or buying an apartment in Auckland is an important decision in your life. You need to ensure that you’re not on the losing end of the contract. Visiting your lawyer before you commit to a contract is vital for achieving a sound and favorable outcome to your transaction.
