Way #1-Foot in Door

There are tons of seminars telling you how to make money in real estate! These seminars, classes, courses, mentor programs, gurus, whatever you want to call them; sell you recycled crap on things that they did or for that matter didn't do. They promise rags to riches on late night TV. With little or no money out of your pocket (sucker); to learn these secrets it will only cost you $199.99 plus shipping and handling. That is more than half of what my first purchase cost me ($389.00). 

So, how did I get my foot in the door, and begin my steps to financial freedom? I studied from those who I saw that were successful and I listened closely. They all said the same thing. Build a dedicated team, do your homework, and take action! Everyone had a different response to the different options on what niche or direction to go. Some liked bandit signs, driving for dollars, yellow letters, wholesaling, fix and flip, tax foreclosures, bank foreclosures, buy and hold. None could agree on one singular ideal entry method.

Without realizing the basic truth behind the words and meanings of all this data, I learned that the first step in walking through any door that means change, is education. It could be through school, or through life; the very first thing that everyone does to get their foot into any door, is learn about what is inside that door. Real Estate is no different than rocket science, you learn the steps first. Develope a method to execute those steps. Then you try your plan of execution. If you fail, you alter the method. Then try again.

The key is to educate yourself on what "niche" of real estate works best for you. I couldn't wholesale a gallon of water in the Sahara to save my life. But, I learned about Texas Tax Deed Auctions. Through trial and error, I found what worked for me. It worked so well, I bought my first property at auction for $389.00 and then sold it for $5000.00.

Since then, I have flipped many vacant properties that I bought at auction. I am almost to the point where I am going to walk away from my job, and start working real estate full time. 

SO HOW DO I MAKE MONEY WHILE LEARNING?

There are many ways. I myself learned while working in the tax office (my job). It paid me to learn everything that I could about property tax and property tax sales. You could also bird dog for a mentor (get paid to find deals). Work at a title company or real estate office. Yes it does sound like I am saying get a job. But really, what I am saying is, get paid to learn what you want or need to learn about real estate.

It is always better to get paid to become educated than it is to pay to someone to educate you.!
