Pleasanton CA Homes for Sale | Pleasanton Market Update March 2015

Pleasanton is a city which was incorporated in 1984. This captivating suburb in the San Francisco Bay Area was ranked the wealthiest middle-sized city in the United States in 2005 and 2007. Located in Alameda County, California, Pleasanton is home to more than 70,000 people.

The city of Pleasanton continues to hold regular events for the community. One of the most popular is the farmer’s market held every Saturday morning on Angela, off Main Street. The farmer’s market was one of the reasons why Pleasanton made it to the list of “Top 25 Most Uniquely American Cities and Towns” in 2009. Other parades and activities held throughout the year include Friday night Concerts in the Park, Christmas Parade and Tree Lighting, Memorial Day Parade, and the Alameda County Fair.

This March 2015 market update provides useful data on the sales price and current inventory of homes for sale in Pleasanton.

With the end of the winter season, the number of available homes for sale in Pleasanton went up by 40%. However, despite the fact that the inventory increased this March, the numbers are still less than a month’s supply and is still lower than the historically low level last year. Buyers who moved into action propelled the pending sales up to nearly 50% and closed sales up to 80%. The upward pressure on prices that have been prevalent since last year continued.

There were 60 homes available for sale at the end of March. This is higher by 17 units, or 40%, compared to 43 at the end of February. This month, 76 sales went to contract, a 49% increase over February’s 51 and a third higher than a year ago. Closed sales also increased by 80%, from 30 in February to 34 this March. During the same month last year, there were 48 closed sales. The number of days homes were on the market still remained at 21 days.

The median sales price for March was $923,000, lower by 2% from $940,000 in February. However the median sales this year is still 7% higher than a year ago. The average price per square foot increased by 3%, from $427 in February to $440 in March. This was also 5% higher than March 2014’s $418.
