Gen Z is Buying Homes, and It’s Changing the Market

It’s official, Gen Z is stepping into real estate. Born between 1997 and 2012, this generation now makes up 3 percent of homebuyers, according to the NAR Generational Trends Snapshot. They also represent the largest share of single buyers in the market.

Even with high mortgage rates and limited inventory, Gen Z buyers are eager to get in. They are purchasing single-family homes, townhouses, and condos with a clear financial mindset. For many of them, a home is more of a long-term investment than a sentimental milestone.

This generation tends to favor minimalist living and walkable neighborhoods, often choosing smaller homes that are close to restaurants, stores, and social spots. They care more about smart features and layout than square footage, especially when working from home is part of their lifestyle.

Smart home tech, sustainability, and flexible design are top priorities. So is move-in ready condition. Most Gen Z buyers are early in their careers and may not have the time or budget for renovations. They often seek low-maintenance living, with private outdoor space high on the list.

Although they research online and follow trends on social media, Gen Z knows when to bring in the experts. They rely on trusted agents and brokers to guide them through negotiations, explain financing options, and help make sense of home inspections. While the search may start digitally, the real work happens with professional support.
