What makes a good rental?

For three years I have been sending out a list for free to anyone interested in Buy & Hold deals in the Greater Salt Lake, Utah area.   I call it my SuperRentals list.

It covers both SFR's and Multi's.

  • You can use this to compare to your own rental market
  • You can use this Excel format to start your own comparison spreadsheet
  • If you do want to invest in Utah, you now have the numbers

Interesting findings:  

1.  Multi's are not always better than SFRs.  

2.  The first year CCR (cash on cash return) is not as good a metric as IRR (10 year internal rate of return).  IRR factors in all cash flows, mortgage paydown, appreciation, and depreciation.

3.  The Utah market is strong.  While cash flows are not great, the appreciation continues to outperform, and this brings in many out-of-state investors.
