How Do I Grow My Self-Storage Empire Through Marketing? NETWORKING

When you are in the self-storage business, it is critical to make sure that everyone knows you are in the self-storage business. In the last blog, we talked about how you can use Moving Trucks as a way to stand out from the competition and put a billboard in front of your facility. Today we are going to talk about networking. There are many types of networking opportunities. You want to find networking opportunities that allow you to get to know other owners and put you in the right place at the right time when people are thinking of selling their self-storage facility.

One of the first types of networking groups that you should join is a Self-Storage Group Forum. This is a place where current owners of self-storage facilities go to talk. This is a place where people often voice complaints about their properties or ask questions about what they are struggling with. You have the opportunity to build relationships with other members by offering advice and eventually, if appropriate, even offering to purchase properties from other members who are discouraged. Sometimes sellers put their properties up for sale on Forums before they list with an agent. This gives you the first shot at a property. You can also learn tips and tricks from other Forum members to help you with your own property.

You can create a local networking group on LinkedIn for self-storage facility owners in your area. As the moderator of that group, you will get all the contact information of everyone who joins that group. This gives you the opportunity to create a relationship with the other owners in your area. If you create a group, make sure that you post topics, articles, and suggestions that will keep the forum engaging so that people want to be a part of the forum.

You can join other self-storage networking groups on LinkedIn as a way to meet owners out of your area. You may find that other areas have higher rates of returns and as a result you want to invest in those areas. Again, there will be owners who do not know how to successfully manage their properties and they will vent on these websites. You can build a relationship with them that may allow you to purchase that property.

No matter how you network, make sure that you are consistent. You do not have to spend hours doing this. However, if you spend a few minutes each day participating in forums and looking for people who are potential sellers, you can build up a network of potential properties that you can purchase.
