New MLO Getting Into Investor Lending — Curious About Your Thoughts on DSCR Loans

Hello BP community!

I’m a mortgage loan officer just starting to focus on real estate investors, and I’ve been learning a ton about DSCR loans lately. From what I've seen, they seem like a solid option for folks doing BRRRR, short-term rentals, or building rental portfolios in California —> especially for those who've hit DTI limits or want to qualify based on property cash flow instead of personal income.

For those of you actively investing in CA (or elsewhere), what's been your experience with DSCR loans so far? What do you like or not like about them?

I’m also trying to figure out how I can best connect with and serve investors looking for financing like this —> whether that’s through education, deal analysis tools, or local networking. Since I’m just getting my feet wet in this niche, I’d love any input on what’s most valuable from the lender side when you’re looking for financing partners.
