Plymouth MA - Beautiful Views! AirBnB?
I'm selling my own home in Plymouth MA. We're on the market at $550,000.
A couple of interested parties have commented on its potential as a great AirBnB site. Here's why:
The home is located at 185 Black Cat Rd, Plymouth MA. (The house seems to be mis-numbered. We share the first 500' of driveway with #163, so use that for GPS or Google Map searches).
We're high on a hill (GPS says 200' above sea level) at the end of a steep 2,000 foot driveway. We own 5 acres that's almost all forest and we overlook a pond and a cranberry bog. We're in the midst of 50 acres of conservation land as well.
The home is a 1323 sq ft, 3 bed, 1 bath post and beam contemporary. The design gives priority to both passive solar and the views with three 4 X 6' windows facing out to the forest along with views of the water and cranberry bog - and the fall colors are spectacular, especially when the cranberries are harvested!
The wildlife here is fantastic. Just this morning I was woken up by a bald eagle outside my window! (That's what I get for leaving the window open all night) Their nest is 0.3 miles from our home.
We also have deer, turkey, fox, coyote, barred owls, great horned owls and a huge assortment of smaller birds that come to our four feeders.
There are two barns that could conceivably be converted into living space, but they would need plumbing and septic. Barn #1 is a huge 2 story that needs some work - the back end has settled and that needs to be be remedied. It has 100A electric.
Barn #2 is 300 feet from the house and is metal construction. It has no electric, but that shouldn't be hard to remedy.
On Barn #2 there are 48 *owned* (not leased) solar panels which provides dirt cheap power. Even with our baseboard electric heat, we spent less than $1200 for the last year on heat and electricity combined. The system is rated for 13KWp, but I've only see it producing at most 10,020W. (10.02 KW). It is grid-tied, not a battery backup system.
There are 8 years remaining on our SREC contract, for which we get a check for a little over $180/month. That is guaranteed until July 2027, so we will be handing almost $18,000 in credits to the buyer, plus we'll pay off the remaining loan balance on the installation. You'll own it free and clear.
There's a 12' X 12' studio building that's 150' away from the house, with propane heat and 60A electric panel. Possibly a small addition for a bathroom and make it into a studio rental?
Since we moved in (February 2017), we have replaced the fridge, dishwasher and microwave with Samsung Black Stainless - a very nice finish. The propane stove is still the Kenmore stainless that's been here since we moved in. We replaced all copper plumbing (except what's inside the walls) with PEX. We upgraded the electric service in Barn #1 and the studio building to 100A and 60A respectively while we added the solar panels ($50,000+). We replaced the well's pressure vessel and the water heater. We just graded and paved the 2,000 foot driveway with a crushed cement product and also re-engineered the slope so that along the way where there were erosion problems, we changed the pitch to drive runoff water into new rip rap. The previous erosion problems appear to be 100% solved. We also just passed our Title V (septic) inspection - and with a well and private septic, there are no water or sewer bills!
We're located about 2 miles from historic downtown Plymouth where visitors will find everything from monuments to the Pilgrims to Plymouth Rock, where they supposedly first set foot on dry land when the Mayflower landed here in 1620 - and by the way, next year is the 400th anniversary of that landing. Lots of big activities are planned here, so short term rentals will be in huge demand.
We have a lot of great restaurants, shopping and even whale watches that leave from Plymouth Harbor. If soaking up the sun at the ocean is your thing, there are lots of beaches around. We're also very close to Billington Sea - a good size lake with public access.
We're located about a half hour north of the Sagamore Bridge, which is the gateway to Cape Cod, so you should be able to attract some of those summer folks.
In the winter, guests can snowshoe their way around our walking trails, which intersect with public trails as well. Of course, being in New England, the fall colors are stunning.
This is a fantastic location for nature lovers like me and I really don't want to sell it. However, my wife of 40 years is retiring next month and wants to move back home to Maine, so off we go!

2. The house does need some work. It's being sold as-is. Aside of Barn #1 settling in the back, I'm not aware of any structural issues. Some of our siding has rotted at the bottom. A few of the Anderson casement windows have crank mechanisms not working. One of the 4' X 6" windows has fogged. The chimney needs pointing. That's all I can think of.
3. Any plans for short term rentals require you to do your own due diligence. While I'm not aware of any restrictions or plans for restrictions, I'm not making any promises as to what the town allows.
4. The first 500' of the 2,000' driveway are shared with a neighbor. And again, the driveway is steep. About 1,000 feet go up at something like a 12% grade. My kids both have front wheel drive cars and make it fine, even in the winter.
5. Beyond the first 500', we have private power poles.
6. While we have done a lot in the way of repairs and upgrades, the work still needed (siding, Barn #1, etc) means that we're not suitable for VA or FHA loans, unless an FHA 203K.
7. In winter, the driveway is surprisingly easy to plow. I can do it in about 45 minutes with our 4WD ATV. It's actually kind of fun.
