San Diego Condo Portfolio

Dear Bigger Pockets Forum Investors:

We are a family fund based in San Diego. We own property throughout California. Yet in San Diego particular we’ve accumulated over the years a portfolio of over 500 condos which we operate as rentals. We love the business and plan to continue keeping the majority of condos yet we’ve decided - for planning purposes - to sell a portion of our condos. We can absolutely sell these on the open market and have done so. Yet we’ve found investors do like the cash flow aspect of our properties (5%+ returns) + liquidity access (easily sellable on open market) + quality of asset (each is in a well capitalized condo community with typical interior upgrades including wood floor and granite counters, etc) + an added bonus we’ve seen as we are happy to customize them for any 1031 buyer. We’ve owned and operated them through our own management arm and therefore have more than adequate records and processes (specific credit standards and tenant qualifications etc) and documentation (lease copies and lease history via our real page one site software).

Average condo pricing ranges from $200k to $400k (1 to 3BR condos throughout San Diego County)
With this in mind, I am sending this out to my fellow community members. Given the high interest, we will likely only package condos at a minimum package size of $1mm and we are open to packaging to whatever value desired. We can likely also point you to the appropriate local bank / finance options who can assist with qualifying purchases.

We are happy to discuss further with properly vetted investors over the next month.
