As a direct lender, we make in-house loan decisions, ensuring a streamlined and efficient process. Our loan program offers: • Loan amounts ranging from $200,000 to $1.5 million. • Flexible interest-only terms of 12, 18, or 24 months. • Competitive credit requirements, including a minimum credit score of 600 and no bankruptcies or foreclosures in the last 5 years. • First-time commercial buyers allowed. • Consideration for properties in small towns and rural areas. We have a strong appetite for the following property types, with maximum as-is loan-to-value (LTV) ratios as follows: • Multifamily apartments (5+ units): up to 80% LTV on purchases and 70% on refinances. • Mixed-use properties with a residential component: up to 75% LTV on purchases and 70% on refinances. • Light industrial/warehouse properties: up to 70% LTV. • Retail properties (including retail strip, auto repair, car wash, day card, laundromat): up to 70% LTV. • Motel/hotel properties: up to 70% LTV. • Bar/restaurant properties: up to 65% LTV. Our loan program accommodates: • Owner-user properties, provided the business demonstrates the ability to service debt payments. • Investment properties, with no minimum debt service coverage ratio (DSCR) required; however, the property should show the ability to qualify for exit loan to long-term financing. • Lease-option and seller financing take-out scenarios, considered as refinance options based on current as-is value with 1+ year seasoning. • Seller second mortgages allowed up to an 85% cumulative loan-to-value (CLTV). • Flexible cash-out usage, with no limitations on how loan proceeds can be used.
