In the DFW area I suggest people draw a big circle around the city and then look on the outskirts of that circle...so that might be cities like Burleson, Crowley, Cleburne, Mansfield, Wylie, Murphy, Sachse, Fate, Anna, Melissa, Prosper, Celina, Aubrey, Pilot Point, Sanger, Denton, Justin, Ponder, Saginaw, Lake Worth, Azle, Weatherford.

Also, be careful with the poisons like @Dan K. mentioned; if tenants have pets or children it could be deadly; they mostly use pellets which look like candy (that kids could try to ingest) or treats.

Take the hit, take the rest you wind-fall and do what ever you want.Have fun with your cash - be conservative and always ask for seller financing when making offers to buy - we call it "contract candy", anything the seller can add, all the furniture, car, cash back at settlement, seller financing, a lot he may own, a home warranty - etc (also called "can-adds).
