(BTW, if you type the "@" symbol and then someone's name, it will tag them so they get notified that you replied to them-- like @Darren Eady) 100% financing for a purchase or rehab is always a hard sell, especially to someone you've never done business with, that is unless you have a proven track record with the records to back it up. 

@Kyrin VeritasFYI if you want to tag someone's name here on BiggerPockets you need to use the @ symbol type the first 3-4letters if their name, and then click on their name pop-up below the posting box.

And for that matter, the 'symbols' of Easter are Pagan fertility symbols:  eggs, rabbits, etc.
