@Tim Ryan  there is a remote chance that you will get that unicorn tenant that stays in the home for years does not have a bunch of kids that trash the place.. that can happen... however these areas are transient at best..one way to see that is look at all the disconnected dish TV lines many of these homes will have 5 to 10 of those that means 5 to 10 tenants in a 5 year period or less..STRONG property management does not specialize in hood properties.. they lose their butts on these rents are low.. much tougher to collect and simply not worth the drama....

I prefer buying sub $200 in a market where median is $350k+, long as it's fair condition, ancillary/satellite MSA, because I know time will slingshot appreciation.

You should see some of the houses I've rehabbed or walked. ya thats maybe a 5 on a scale of 6.. the really bad ones you need a resperator to go into them.. and people worry about a little dab of mold these folks live in a petri dish.

I will also add that many independent travelers that do room rentals enjoy having their own fridge.To keep things kosher in shared spaces, my friend who runs PadSplit says every room comes with one colors or plates cups etc to ensure that guests are accountable for their own dishes.

(coffee maker all dishes includeded etc).It is a dorm style lay out all the bathrooms are onsuite so there is no half or hallway bathroom
