When I’m under time pressure, I usually stick to a few key things to avoid situations like that:Verify the vendor independently – check reviews, past work, or ask for references outside of social media referrals.Don’t pay upfront for vague promises – small deposits for materials are fine, but avoid paying for “inspection fees” or estimates without a clear scope.Use trusted property managers or repeat vendors whenever possible - they already have a track record and accountability.Even with these precautions, stuff happens, but slowing down enough to verify usually saves a lot of headaches.
