Out of curiosity, what kind of creative financing options have you seen work well for beginners?

Even if you don’t have deals or money yet, bring curiosity and good questions.

I would like to keep at least 25% in the deal and cash out the remaining so that I can pay off accrued debt and use the remainder of the cash to reinvest.

You won't be accruing as much interest on the HELOC draw, but still using some of it for your first deal!

So if you do just #4, make sure your cash is in some rolling balance that accrues the 4-5% HYSA or tbill or fixed income to mitigate the loss spread of your debt servicing rate + negative cash flow versus your apy. 

Out of curiosity, have you ever sold earlier than planned because a better opportunity came up elsewhere?

Yes, I’m always supprised by how many people reach out vs fill out application even when it’s clearly stated an application needs to be filled out before showing, for my own curiosity when people apply but don’t fill out an application I try to put them into case search, an alarming amount of the time, they have evections or even crimes convictions, that’s often why they aren’t filling out the application. 

Three of my friends and I have talked about investing in real estate since our days in college (we are all 25), but are just starting to research and plan as we have finally accrued some savings.
