Warranties, virtually no capX for many years and typically higher rents due to better quality tenants that want to be in areas that are new/safe/convenient. 

May get better service, and higher quality products for a similar price after discounts, and many of the area stores like this in my area have pro or rewards programs that could be beneficial.  

As well as of course quality locks on your property.
