I want to start small but scale up with some speed. 

For the reasons Bill mentioned as well as, 1) the comps for future sales...AND because they have prior buyers in the neighborhood who will crucify them online if you kill their value with a low comp 2) many of them have loan, title etc as complimentary services in house, so some of the 'gimmick' they can make up or offset on other departments so it doesn't reflect directly to their accounts.

We are in Sub-markets, which have led us to having a very small general contracting pool and can't find any contractors to keep up with demand.

we are creating a new small investors club in Spain (we started in Madrid, but now there are people from other areas and even living abroad). 

These small, independent living spaces are often built on the same property as a primary home.

These costs are so high, and time consuming, that the vast majority of people that would like to do these small developments on 1-4 units, can't make the numbers work.
