Example- old elementary schools convert to multi, old buildings with parking- convert to Fireworks building, the rest of the year used car lot, We have two large Firework companies they have both bought and built buildings that are only open for 3 weeks a year.  

When looking at basic market fundamentals, I would identify a market with strong job and population growth, a diverse economy (multiple industries for employment), affordability/wallet share (rent should ideally be less than 30% of income), and low vacancy rates (less than 5%).

Wait until the market has calmed down and the economy is kinda back to normal.

That leverage, plus the political environment (not just domestically but both domestic and internationally), add in an economy wide disruptor (ai) and we get massive pressure. 

This can have dramatic affect on the economy, and overall affordability. 

But a lot of folks writing those books were washing cars in 2008-2011, when the entire vacation rental market came crashing to the ground.  

Say your a mechanic and guy from another country calls you  and says they’re working on their car.

Sure, it will work until they get caught, or Due on Sale is called or the economy turns worse, or the individual gets fired and has no money to make the payments, or the seller wants out of the loan in order to buy a new house and a dozen other caveats.
