Hi @Chance WhiteThe fastest way is going through an agent that knows the wholesale market.You can't rely on one wholesaler, but work with multiple to find you right deal.Wholesalers don't represent you so I always take their advice as incorrect and I found that 100% of the cases was true.In general they want to sell the deal don't care about the investor and they don't have enough experience in renovation to give you a proper repair estimate.To find them, you can go to Eventbrite and search for those events and meetups.

And not only because the window to amend returns closes after 3 years, but because such amendment is specifically prohibited after 2 years of incorrect depreciation.Correcting depreciation IS a "change of accounting method" so form 3115 is the proper way to do it.

At the end of the day all we are really talking about is availability of capital and cost of capital.Based on your original post I seem to have incorrectly assumed to that availability of capital was your primary issue.
