They want you buying and selling property so they get a cut, but if you don't it doesn't cost them anything.

At least you got communication of lack of funding, no one will return emails and you can barely leave a voicemail before the machine cuts off. 

As you mentioned, you could simply not renew the lease with them and set the expectation/send the notice that they must vacate at the end of the lease term so you can then lease to tenants willing to stay for the full 12 month term.

Can your spouse and yourself complete any of these renovations to help cut costs?

Sometimes I need a podcast to help work through something or simply to stay updated on the most current applicable info to my world (shout out OTM) but the times when I look around and go "man I am really just cooking right now action wise" are the times I'm not overloaded with learning, its the seasons that I turn on some music or just go for a walk without anything, those are when I find I'm tending to lean in and hit the gas.  

I believe that the Federal Reserve is going to cut rates by 25-50 bps at it's September meeting (no emergency cut), but that 30-year fixed rate mortgage rates will rise to upper 6s low 7s around the same time, and Commercial borrowing rates, including for multifamily, will increase as well. 

A conventional mortgage is simply the best you can get. 

If the ARV less the repairs (plus at least 10% for contingencies) less your desired profit less the closing / sales costs are more than where you can meet, simply walk away.
