The most accurate or cleanest method is one bank account per LLC, but that is tough if you are solo with 20 properties and do not have a full back office function for each.

As a rookie I am just trying to figure out the best method without going into "Bad" debt I still have to live.

But then I discovered the BRRRR method, and it completely changed my trajectory.

Just seeing an up tic in this method. which will allow me to still sell it at the top of my Asking price rather than closer to my bottom number for a sell out right. 

With the brrrr method you are technically paying cash up front but with hard money of some sort right? 

Whatever method you decide I upon, I highly recommend you put it in the lease agreement, and make sure all tenants fully understand the policy.
