So My dad would end up with 50 to 75 leads for the month all self produced ( which was legal at the company) And within about 18 months was number one sales men then about 2 years after that he went out on his own and started buying his own land to flip.

You can get all the networking you desire locally (REIA's) and at your local Church (Men's groups).Quite a business model though...if they have 1000+ members paying $700/mo...well, you do the math!

And this doesn't even address the risks they take coming to this country, like the women and children that are sexually abused or trafficked, the men that are killed, the drugs that are hauled over, etc.2.

Seems like the best way to avoid added fees, points and middle men though.

There's a lot of agents who are "yes" men and will say everything is a good deal.

Instead you will cash flow right out of the gate and appreciation is faster in those states with TLC properties or adding things like an ADU, or Carriage home on a bigger lot.Most of my investors that live in CA purchase in those states listed above and in most cases its easy to introduce them to local Seasoned realtors Contractors, Handy Men/Women that can help them save money and feel secure about the distance from home to REI.
