Jonathan Orr,if you have the investment money to take on big projects I would talk to the city of Garden Grove planning office about their numerous redevelopment opportunities on Harbor Blvd between Orangewood Ave and Garden Grove Blvd.They just built a massive resort there called Great Wolf Lodge and it desperately needs neighbors like new restaurants,shopping,and more hotels to fill up the space between it and Chapman Ave.They have everything you need plus tax incentives to make it worth investing in the new south end of the Disneyland resort area.

That said, LLC websites are usually fine to do the bare minimum the law requires to have an LLC However, in TX there are numerous tricks I can do that are vastly superior to the LLCs from a non lawyer website.

Also, I feel the more knowledge I have in this area certainly can't hurt, since I'd like to do this full time.Finally, I have my own built in market....ME....I buy about 2-3 houses a year, and I'm constantly asked by friends to find them properties, etc....once I do, I always have to turn it over to somebody.By having my RE license I can do it myself without having to explain my situation over and over to numerous Realtors only to have them show me what I don't want.Hope that gives you some insight as to my motivations...thanks in advance for your response.

Back then, SFH were selling for $225,000 - I was making $30,000 and single.It took me 5 years of reading everything related to real estate - no money down, rent out SFR room-by-room, going to numerous seminars.
