You are most likely not getting any asset protection by transferring it at a non arms length transaction meaning your LLC is not buying it (recommend asking an attorney)Save your $ and get a good insurance policy.

Underpaying due to rent control.I noticed a dent in the aluminium downspout, restricting rain flow.Tenant said he tried to bend it back, but was unsuccessful.I didn't push for "who caused it", but I think we both know.To hire a contractor to fix it would cost about $250. 

In my market (Bend, Oregon) I think a decent number of people are going to continue to try to rent first versus sell with old, low rates.
