He covered the 60-day notice with one month's pay and deposit (which I hate) and also scheduled a cleaner and carpet guy after moving out so no biggie there.A realtor/neighbor did mention that the NFL has some sort of program to cover the terms of the lease for its entirety (12-months).

For the unit that left, i hired a cleaning company for $150, laid down some carpet tile, and repainted. although the cabinetry and bathroom/kitchen was dated, in my area, it wouldn't have added much value.

(Whenever I’m working on a unit, I buy some dawn dishwashing soap to use to was my hands, and paint brushes, jist random needs, and I leave a nearly full bottle for the tenant, and after the cleaners come through they always walk away with it!!)

It would need a new coat of paint and a power wash for the carpets and I could move in.By the way, if that matters, I won the bid as a owner occupant.

Good advice above.empty garageuse leaf blower to quickly remove dirt dust etcpower washer surface cleaner would be huge helpthen some heavy duty degreaser. scrub agitate then let soak (not dry)then surface clean again and rinse.should be good to go.you can rent a powerwasher and surface cleaner from Home Depot. 4 hrs should do it if your close to store.

Carpet will need to be replaced but you should be able to clean other types of flooring if you want to keep them.
