A reputable inspector should have caught this.3) Advice is to fix it yourself, and assume that no seller is going to disclose 'everything' bad they know about - Its really on the buyer to catch it in diligence/inspection period and renegotiate the price.

It takes 2-3 years for the regular lease rent amount to catch up with year 1 rent by the room rent amount  When analyzing only year 1, it’s hard to see anything making sense in our market, but if your time horizon is long enough, this market outperforms many when combining cash flow and appreciation.

That is, if assessed value never, ever matches market value, I'm being too conservative, but if something changes, and assessed value catches up with market value, I'd rather have accounted for that up front.Looking forward to any thoughts.Thanks!
