I seam to always have rentals with windows over the tub, and am conflicted every time I go to remodel because I can never find a tub surround that looks decent and I hate cleaning grout.

If not you need to account for turnover costs (Cleaning, painting, minor repairs, advertising, etc.).From what you have provided it appears worth looking into the property more.

These are not totally run down, but these are clean and just have old carpets and tiles, kitchen cabinets, appliances, and etc.

For B-C areas, I've found that just making everything new and clean is generally all you need to do to set yourself apart from the average landlord who does nothing during a turnover.

Perhaps you could pick a few topics (like income, management, repairs, cleaning and maintenance) and ask for actual statements to see if they match (so you don't get a huge stack but a representative sample).Others who do a lot of transactions may have ideas, too.Best of luck.
