This is the conundrum that every investor is in and the answer is that it's an issue.The way to work around it is to prepare your taxes for a couple of years without the "optional" items that you can declare.

The upstairs unit is currently occupied by a contractor/friend of mine who has agreed to fix the place up on his own (me paying for materials) if he could have a break in the rent (charging a couple hundred under market).
