Am I waiting for a market crash?

You shoulda sold 3 years ago during the last “coming crash”.

Ideally, I'd look to pick up cash flow positive properties that wouldn't drop too badly in a crash. 

timing the market is next to impossible and if a crash happens it will be a lot of competition and hard to get conventional loans.

I have lived through three real estate cycle crashes and not to encouraged about what I see.Good Investing...

So my primary residence would be the vacation duplex but I would technically be crashing at my family's house in the city where I work a good chunk of the time.

Now, if raising the rates creates a recession, and a housing crash, that might force many owners to dump theirs and go for renting, thus keeping the rents from falling or maybe even raising in such recessionary environment.Otherwise, on the same idea, lowering the rates, would depress the rental rates?
