In order to succeed, you have to find off market deals or risk pissing a bunch of people off and winding up in court defending yourself for doing RE activity without a license.

You can reasonably expect any lawsuit regarding your property to name you and drag you into court, even if they do not have grounds and it should all fall on the property manager.

have never done it myself, but most suits under $10K can be brought in small claims court.

Assure them you won’t accept partial payment and that they will receive a quit or pay on the 5th ..then on the 15 th you’ll be filing eviction papers with the courts .be firm and calm about it like you do it all the time
