It is generally a better idea to just buy one asset (the real estate) and take title in a new entity in order to avoid getting mixed up in any liabilities of the selling entity.

As I think back, I had a very similar first year (or 10:)   No TK for me, but jumped into the deep end with a 10 unit mixed use as my 2nd investment yr 1.

And if you don't know what your doing I would be cautious and maybe try to get a more experienced wholesaler in the mix so that you could potentially co-wholesale or get a referral fee.
