It may be possible for a BUYERS BROKER to engage on behalf of the buyer; but for the licensed broker it would be like sending a letter to the state Real Estate Commission requesting an operational audit.Further, even if you, as a wholesaler we’re licensed, what you have essentially is termed a “net listing”; almost all brokerages have stopped doing these forty years ago.

I'd make up a spreadsheet and run some projected numbers for different types of properties....STR vs LTR vs MF vs BRRR, Etc....see what comes up, maybe you'll have a revelation......You could also just look for the best property out there right now...kinda like the NFL draft, they just take the best player available (regardless of which position they were hoping for)Good luck!
