I would use AirDNA (and other similar sites) data for all markets meeting your distance criteria, and then connect with STR specialist agents / property managers. 

Selling your house without an agent as a “For Sale by Owner” (FSBO) may be something you’ve considered.

For example, Illinois only allows you to wholesale one property per year without a license.
