Can I legally rent out an I law suite?

I only ask because you didn't mention it in your post...the lease you can put together on legal zoom or a lot of different online vendors in not a lot of time, but you need the application to get to needing the lease.Pretty sure I'm starting to ramble but, you mentioned that you felt like your mind was blank during your conversation - I like to let the call (unknown #) go to my voicemail that I record asking prospects to leave a message with their name and phone #, then call them back when I am in a position that I can put all my focus into that conversation.  

Plus I like the tangibility of something physical..I'm interested in learning how to structure deals (optimal legal entities, tax implications, risk mitigation), financing options, and have some familiarity with this on a high level (albeit in a corporate and and global context).

Where do I stand from a legal point now that the offer has been accepted.

I've bought a hand full of properties outright and owned them for a few years.

I know Portland like the back of my hand, so I'm here for the long term.

But not just any ole postcard, sent to a group from a second hand list. 

That is smart to have them there and sign off, whether legally binding or not showing them I am doing this will plant a seed in the back of their mind and cause them to second guess if they were to trash it.

Honestly I'd much rather have simply handed both parties a quarter and moved-on-dot-com than waste those business days and person-hours, but lenders handing out money outside of escrow to make deals happen (or happen faster/smoother) is illegal.
