I've since transitioned to working with someone else (it's necessary both for capital purposes and also although potentially controversially I would prefer to have a partner), and I'm planning on working with an attorney I'm being introduced to next week to generate a full partnership agreement.

I would go where the buyers are....you might show up to the wholesaler showings....so you can meet 20-30 investors bidding on "wholesale" "off-Market" deals....not sure if real estate agent meetings are a good source for you, but depending on the office it could be....you sponsor lunch, snacks, breaks.....in exchange for getting to introduce yourself and what you have to offer.

Now if they have a tenant in place that they are looking to evict, Ive gone in walkthroughs as a buyer that the owner/ agent introduced me as a contractor looking to do property upgrades.
