These high net worth individuals rarely have an issue paying 6% on a much larger sale, it's usually the person who doesn't recognize the value who has an issue.The bottom line is, find a good agent you connect with and that can bring value to bring on your team and pay the 6%.

The tax credit cannot be larger than the owner's annual federal income tax liability, after deductions, exemptions and other credits.PITI is currently $950 - PMI does suck and is 83 bucks a month, I've recently learned that my insurance was maybe a tad bit to high and I have since reduced it by $22/month but wont go into effect until 10/2017.

I would like to ask the tenants to vacate the unit for the month of may and offer them first dibs at the unit once the work is finished and let them know that there will be a large rent increase.
