The main idea being that you had adverse financial consequences due to to COVID19. 

The previous tenants had a dog and a cat in the house, but upon their vacating the premises, the home was thoroughly cleaned by myself and then a cleaning service, most walls were repainted, wood floors were re-sealed with polyurethane, vents were vacuumed and furnace filter was changed.

Main thing is, if you can't fly there and get the knowledge yourself, find and put together a decent team that knows that area really well.

Full kitchen, the washer/dryer and more space/privacy are the main selling points. 

Full rehab done on main house and ADU.

Properties with walkout basements, second entrances etc. can be easily separated into main home and ADU by drywalling an entryway or installing a door that connects them (usually top or bottom of the stairs like Kelly said).
