Hi all, Does anyone have any experience owning and renting out manufactured/mobile homes?

It feels like a constant cart before the horse but I have become better at scaling over time, today own and operate 194 units mainly in the manufactured home space but we have more than a dozen single-family homes, a motel, and an apartment complex.I have myself in a CEO position but I also fill the position of sales and acquisitions.

I have the opportunity to buy an off market double wide manufactured home for half of market value, but because it was built prior to 1976 I can’t get anyone to lend on it.

I spoke with the pickup company, and the drivers are instructed not to leave the truck.  

I successfully renovated it and it was a great exit for my investors in 2017.Two weeks ago, I completed the sale of another project, an office and R&D building in Fremont, California, next to Tesla’s main manufacturing facility.

That means a willingness to do your homework, look at numbers, follow the instruction of your "guru" and "take the pain" of the fear of failing and being outside of your comfort zone (until you are comfortable being uncomfortable)...

The camera I use doesnt do so well on 3" pipe 90 degree bends even though instructions says it can.

The story is that they got switched and tbe escrow instructions from 2005 seem to suggest that may be true...but a profile on the other parcel doesn't show it.
