Do you have the experience to make sure you pass permit inspections?

I am currently beyond the sweet spot and extra payment on my primary residence is now returning less and less in terms of years left on the mortgage.

My strategy for now is to pay a little extra in insurance premiums to cover liability up to 1 million on each structure.

Has anyone gone through this type of process or has anyone tried re-permitting a property from a 2-3 unit property??

Permit it while keeping the tenant in the property.

If they pulled the permits but didn't get it inspected (RED FLAG).

Not much of a flip opportunity,especially with only two bedrooms.Them wanting their 25k down payment back is not your problem so don't let it be part of your calculations.Your offer will need to cover the 204k to the bank,realtor commissions,and closing costs plus something extra to cover their moving expenses.

Does anyone know if there is a hard money lender that covers closing costs and all the extra fees associated with it?
