Once you get an idea you can start a spread sheet of portfolio lenders in the area and ask lenders at each one about the metrics.The key metrics they will be looking at most likely are DSCR (debt service coverage ratio, usually in the 1.2x range or better), LTV/LTC (loan to value or loan to cost, depending on the project), guarantor support, amortization in the 20 year range plus or minus, and maturities in the 5 year range plus or minus.

It is in an area with all duplexes and the average prices are in the 140-160k range with rent ranging from around $750-900 ranges.So does anyone have experience with this type of deal?

Ive gotten about 4 replacement quotes ranging from $4775 to $7k, the less expensive 2 being as follows:Repair vendor 1: Install a 3 ton 16 SEER PAYNE system, 10yr wty for $4775.

Maybe not 20 years ago, but now yes.In that rent range you will need to be very selective on your tenants, the more amenities you can offer and the more you can weed out people over the phone etc, the better off you'll be.
