I don't know what your current debt situation is or how you feel about leverage, but this is just an example of how much further your money can go in this market.I am not as familiar with the Pratville/Montgomery market, of course, but AL in general has much lower property prices than the rest of the country.

Sounds like they are selling on land value for redevelopment and not existing income.If they are making money and the area is improving they can wait for surrounding development demand to increase the dirt value for resale.If the owner is worth a lot of money they are taking the long view to value.

I closed a multi unit multi address deal there couple weeks ago with hard money funding, I can't believe how crappy the deal went, title lady said she'd never closed anything with hard money before, blew my mind.
