I have been doing research on this topic and find answers ranging from 7 days to 28 days.Since you have had a long relationship with them and your children are friendly, I would err on the generous side and give them notice to vacate by the end of day, 10/31/15.

I have many clients from California cashing out right now and doing a 1031 into other more stable markets that are cash flow based with a little appreciation instead of all appreciation based.They are selling their buildings at 3 caps from what I am hearing and have offers on them right away after listing.Generally a refi will go to 75% ltv.

@Kevin SimmonsI think that you would be taxed on your total profits unless you did a 1031 tax exchange where you could defer taxes, and roll your monies into another property of greater value.
