I started a new paragraph because I was interrupted in the middle of this rant by the owner of the house next store to mine who claims someone from my house was throwing cigarettes onto their rood (yes true indeed).

A tenant of mine who moved in July 1st has informed me that they will be moving out March 2nd due to a change of employment resulting in a move to the East Coast.  

For reference, I'm looking mostly at SFH in middle class neighborhoods, not low income but not high end.

Anyone know east coast of fl?

As the biggest city in the Sunshine State, Jacksonville has an exceptionally diverse economy, driven partially by the way that it is home to the second biggest port on the East Coast.

Seriously,you need to find a local contractor or building inspector to show you all of the actual problems that need repairs.If the plumbing and electrical haven't been upgraded in 100 years,change it all out immediately before they fail in the middle of winter.Make sure your HVAC is excellent as well.That roof probably needs tending to as well.Then you need repainting,spray foam insulation,flooring,etc.What fixtures is your competition for renters using in their homes?

In coastal regions, the Costa del Sol (in the south) along with the Costa Blanca (in the east of the country), together with both the Balearic and Canary Islands, are also increasing in price.

@Percy N. the middle sized unit is on a VA (governmet) lease that cannot be broke, and the smaller unit is a studio around 500 feet so it is too small for me, boyfriend, and a dog.So the only real option is to have the renter in the biggest unit, month to month lease, leave so I can move in.

If you don't mind investing in Far East, Japan, Kyoto is an excellent place for vacation rental investment.
